Title: Maintenance Supervisor

Reports to: Operations Director/Pastor/Principal

FLSA Status: Non Exempt, Full Time

Schedule: M-F 7:30am-4:00pm

POSITION SUMMARY:

The Maintenance Supervisor is responsible for keeping a maintained, clean and safe environment for parishioners, students, staff and visitors of St. Vincent Ferrer church and school. RESPONSIBILITIES:

Buildings and Grounds

• Conduct walkthrough inspections of campus/buildings to check condition, housekeeping, electric, machinery and security.

• Perform minor electrical repairs (e.g. wall switches, outlets, bulbs and tubes, ballast, sockets, fuses, minor appliances, cords).

• Perform minor plumbing repairs/maintenance (e.g. replacement or repair of leaks in drains and faucets, unclogging of drains, trenching and laying new lines, replacing drain hoses on washers and similar devices).

• Performs minor painting, carpentry and masonry work (e.g. preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks and handles).

• Prepares surfaces and paints (e.g. walls, floors, doors, restroom facilities) to prevent corrosion using rollers, brushes, thinners, etc.

• Contact, schedule and supervise outside contractors to get quotes, perform maintenance or make repairs.

• Monitor and control temperature in campus buildings, including installation and removal of air conditioning window units in the school.

• Perform boiler system maintenance.

• Complete teacher/staff work orders in a courteous and timely manner.

• Move office and school furniture as needed.

• Manage use of cones/barricades for school drop-off and pick-up.

• Support snow removal and landscaping needs and monitor condition of sidewalks and parking areas.

Custodial

• Oversee custodial staff and work with and monitor night time school cleaning company.

• Respond to calls for custodial assistance as needed, which may require additional protocols for safe handling and disposal of pathogens, hazardous materials, and other non-standard waste.

• Perform general labor tasks such as sweeping, mopping, disinfecting.

• Maintain bathrooms and water fountains in good working order, replenish toiletry supplies as needed.

• Remove and properly dispose of recycling and refuse from the buildings.

• Order and inventory janitorial, cleaning supplies and chemicals in safe manner .

Safety/Security

• Lock church daily according to schedule.

• Support security of the campus working with security company and police/fire as needed.

• Schedule fire alarm, sprinkler, backflow and insurance inspections.

• Inventory campus keys, handle locksmith issues.

• Keep stairwells clear of boxes, debris, machinery at all times.

Events

• Keep track of parish events using the church and school event calendars.

• Setup/takedown of tables, chairs, and equipment for church and school events.

• Setup/takedown for school lunch.

• Manage temperature control for events.

Admin/Other

• Attend weekly facilities meeting.

• Maintain lists of corrective, preventative and predictive maintenance.

• May assist Buildings and Grounds Committee in creating parish facilities plans.

• Consult with Operations Director on budgets, purchasing and contractor quotes, including materials required for facility upgrades and for upkeep of grounds.

• Respond to afterhours maintenance/security emergencies.

• Perform other duties as assigned by Operations Director/Pastor/Principal

Requirements:

• High school graduate or GED equivalent.

• Maintenance/custodial experience with knowledge of electric, plumbing, carpentry, heating/cooling and masonry systems.

• Experience operating automatic, cleaning and maintenance equipment.

• Able to identify issues and propose recommendations/solutions.

• Communicate well in spoken and written English and ability to work in team environment with “service mindset”.

• Time management, multi-tasking and negotiation skills.

• Punctual and dependable and can be trusted with confidential information.

• On call availability required.

• Has valid driver’s license and vehicle.

• Ability to meet physical demands of position, including ability to walk or stand for long periods of time, bend, twist, squat, crawl and climb ladders in the course of duties, lift 50lbs to 30” height, 50lb box from floor to waist multiple times daily, lift 50lb trash container to shoulder height dumpster, use tools or equipment requiring a high degree of dexterity.
