Description:

Basic Functions:

  •   Plan and direct activities concerned with the procurement and execution of services for the construction and maintenance of structures, facilities and building systems.

  •   To serve and assist parishes in the proper methods of inspection and maintaining physical facilities

  •   Represent The Archdiocese of Chicago in all matters relating to physical plant maintenance and construction

  •   Serve as liaison between The Pastoral Center and all Parishes to insure timely and accurate communication of all pertinent issues

  •   Interact with other departments including but not limited to Risk Management, Legal, real Estate, Parish Operations and Accounting to assist in resolving Parish problems relative to construction

    Duties and Responsibilities:

    •   Consultation with Pastors and/or Parish committees from preliminary planning through final completion of new buildings, renovations or additions

    •   Review with the parish, architect and contractor the budgeted cost estimates during the design phases and after final documents

    •   Consult parishes how to select and architect or contractor, review drawings and communicate Capital Project Summary process

    •   Develop scopes of work , obtain proposals and assist with Capital Project Initiation

    •   Prepare contracts, assist in negotiating revisions, changes and additions to contractual

      agreements with architects, consultants, contractors and suppliers as needed

    •   Inspect buildings, provide written reports outlining deficiencies , make recommendations for repair or replacement, prioritizing and estimating cost for repairs, development of bid

      documents and specifications where possible, formally solicit bids, evaluate proposals

      and present bid results to parish for their review

    •   Inspect existing structures for defects and code compliance. Write inspection reports,

      photographically detailing defects and condition of structures

    •   Provide construction contract administration including :

o Assist the Parish with cost controls including management of project allowances and contingencies

o Projectchangeordermanagement
o Approve,acquireandprepareconstructionpaymentdocuments
o Reviewconstructiondocumentforgeneralcodecompliance,designanddetailing o Reviewandmitigateprojectriskswithrespecttoscheduleandchangeorders

o Inspecttheongoingprojecttoensurecompliancewithcontractdocumentsand quality

o Identifyconstructionproblems,makerecommendationstosolve,arbitrate disputes between contracted parties

o Maintainprojectrecordkeepingsystem

o Facilitatetimelyprojectcompletionandclose-out

  •   Performs other related duties as necessary

  •   Local travel, 60 percent

Requirements:

  1. Job Specifications:
    Education Required:
    High School Graduate, minimum
    Education Preferred: BA Architecture, Engineering or Construction Management

  2. Experience Required: 10 years Architectural, Engineering or Construction related, minimum Experience Preferred: 15 years Architectural, Engineering or Construction related, minimum

    Skills Required:

    A self-motivated, customer service oriented professional. Excellent communication skills both orally and written, sound judgment and decision making, problem solving and troubleshooting ability, fluency of ideas, excellent time management skills, ability to document observations and decisions, ability to organize and manage multiple projects, competent computer skills and expertise in Microsoft Word, Excel, Powerpoint and Access

    Skills Preferred:

    Basic design and construction experience, understanding of construction techniques, methods and industry standards, understand and interpret design intent, understanding building codes and standards, keen observation skills, understanding environmental regulation compliance with, i.e. asbestos, lead paint, underground tanks, etc. Through Knowledge and experience in the following areas:

    1. Masonry tuck pointing and repairs

    2. Roofing system analysis and repairs

    3. MEP design and repairs

    4. Boiler replacement and repairs

    Certifications Preferred: Professional Licensure

  3. Personal Traits:

    Reliable, amicable, understanding, even tempered and able to efficiently communicate with

    many different personalities the comprise the Archdiocese

    Physical Activity:

    Must be in excellent physical condition to access the many different site conditions o effectively execute the job duties and responsibilities
     

  4. Other Required:
    Must demonstrate understanding, respect and support for the Catholic Church teaching, mission and values
