Description:
Status: Full time, non-exempt, benefits eligible.
Reports To: Operations Director Hours: 6:30 AM - 3:00 PM Basic Functions Report to the Operations Director and School Principal.
Operate and maintain the HVAC systems at all Mary, Mother of Mercy sites, including operating both the building automation system and steam boiler system. Make mechanical repairs and perform preventative maintenance to the equipment as required. Maintain overall safety of property, performing necessary building repairs and maintenance.
Duties and Responsibilities:
• Operate and maintain all the Mechanical, HVAC, electrical and plumbing systems for all Parish buildings.
• Must be able to operate and maintain Steam Boiler system, Hot water boilers and chiller water system.
• Experience with Trane units, Variable Frequency Drive (VFD) equipment, circulating pumps, etc.
• Monitor, operate and maintain mechanical functionality using the Building Automation System (BAS).
• Maintain steam boiler system, perform weekly check of all steam system components and perform necessary repairs.
• Perform and record weekly boiler water chemical testing.
• Log all daily duties. • Work with other contracted maintenance employees. • Oversee contracted outside vendors as instructed by OD. i.e. General contractors, mechanical, plumbing, electricians, etc.
• Plan and ensure school buildings Annual Fire Alarm test is performed. Including yearly Fire Pump test, if applicable.
• Plan and ensure all fire extinguishers are tested yearly.
• Perform daily checks and inspections to ensure the safety of the buildings and grounds.
• Perform necessary repairs to buildings and plumbing. • Maintain cleanliness of buildings and grounds.
• Ensure that all parish buildings are in necessary code compliance.
• Other duties as assigned by Operations Director, School Principal, and Pastor.
Requirements:
Skills and Education: Must be bilingual in Spanish and English, written and oral education preferred: HVAC, mechanical, CFC certifications. Completion of HVAC certificate. Experience Required: Previous maintenance engineer experience, operation and use of building automation systems. Experience Preferred: Formal training in HVAC, mechanical plumbing trade, successful completion of apprenticeship. Mechanical engineer background preferred. Other Preferred: Valid driver’s license, must be able to lift 50+ pounds. Other Requirements: Compliance with Safe Environment Requirements.
