Position Summary:
The Building Maintenance Manager is responsible for managing and overseeing ALL HVAC and building maintenance related concerns and staff for the Archdiocese of Chicago Pastoral Center buildings.
Responsibilities:
Oversee ALL HVAC, building maintenance related concerns and staff for the Archbishop Quigley Center, Cardinal Meyer Center, Cardinal Residence, OPCY (Greenwood Ave), Casa Jesus, Liturgical Training Publications, Archives building and SPRED Real Estate building (Bridgeport). Delegate tasks to appropriate staff as necessary.
Daily Duties:
- Ensure daily building rounds are being performed by maintenance personnel:
- Assess condition of all HVAC equipment on a daily basis, record and address any concerns or issues
- Daily review of conference room set-up schedules, assign conference room set up when required
- Ensure interior and exterior cleanliness of buildings- free of garbage, graffiti
- Review incoming work orders, assign work orders to appropriate staff. Follow-up to ensure work was completed
- Ensure that maintenance areas are all organized, tools inventoried and easily located
- Set up routines of maintenance staff to ensure high level of service and coverage
- Keep and up to date Preventative Maintenance and Daily log
- Ensure grounds are always cleared and maintained-landscaping, snow plowing, debris is picked up
- Assign Preventative Maintenance (PM) program tasks for all items (in all buildings) requiring maintenance
- Perform maintenance as required for longest life of equipment (or delegate to staff)
- Set up maintenance calendar for all equipment at both buildings
- Set up, collect, and review inspection checklist/spreadsheets
- Contact outside building contractors when scope of work is not within Maintenance team's abilities, or if liabilities are too great. Meet outside contractor and sign off on work performed
- Work with Director of Asset Management to set up fire drills and other emergency preparedness work required
- Work with Director of Asset Management to develop yearly budget and Capital Plan
- Oversee and manage outside cleaning company to ensure building cleanliness is kept up and maintained
